Where Young Families Are Going...
Riverside South is a neighbourhood gem bordered by River Road and Riverside Road; it is located north of Manotick and south of Hunt Club. A mere 25 minute commute from Ottawa’s downtown core, Riverside South has five parks, open-concept neighbourhoods, walking paths and ravines. A great fit for families, Riverside South has French and English schools belonging to both the Public and Catholic School Boards. Riverside South is a community set for rapid expansion. It has two shopping centers and a new bridge underway that will provide residents with access to the amenities of neighbouring Barrhaven. The Strandherd-Armstrong Bridge is slated for completion in 2013.
Riverside South has town homes, stacked town homes, bungalows and 2-story houses for buyers to choose from. The price of homes in Riverside South tends to range between $300,000 and $800,000. “There are 51 houses presently for sale, ranging from the price of $295,000 to $950,000”, says Verge. The average selling point of property is between $410,000 and $450,000. Resale activity in Riverside South, this month, is currently moderate. For the month of May, 26 residential units and 5 condos were sold, whereas 92 residential units and 11 condos represent the total sales achieved in 2012 thus far. REALTOR® Patricia Verge, a Broker for Royal LePage Team Realty, notes that younger people make up a large percent of the community’s population. There is a trend for the younger population to start with buying town houses. “They tend to move into the neighbourhood and stay”. However, Riverside South’s area called the Villas, featuring semi-detached adult-life style bungalows, appeals to a more mature generation of home owners; many of the Villas’ residents are the parents of the younger generation who also live in Riverside South.
