A Scenic Village on the Rideau River

Manotick is located 15 kilometers south of Ottawa along the banks of the Rideau River. It is a community of approximately 3,000 homes that is within easy commuting distance of Ottawa via several excellent arterial highways including the four-lane 416 highway.

Manotick is an attractive, scenic village. The Watson’s Mill, overlooking Manotick dam, erected around 1859 by Mr. Moss Kent Dickinson, and is open to the public during the tourist season. It is one of the few remaining grist mills in Ontario still in operation. The village’s scenic beauty is further enhanced by the Rideau River which flows through the centre of the village and has become the home of choice for scores of friendly ducks that can often be seen sunning themselves on its banks.

The village offers a wide variety of businesses, located in several malls and along Manotick’s Main street.

Sports amenities are well served by a sports complex, three soccer fields, a ball park boasting two diamonds, and a busy six-court tennis club. For the avid golfer there are three first-rate golf courses within a five mile radius of the village. Your children have a choice of two elementary schools, one public, the other separate; both are located in the heart of the village. At the south end of the island is a recently built medical centre, with six full time physicians on staff. Directly across the street is a large, modern community library.

Black Dog Bistro Renovations - The Black Dog Bistro, located at 5540 Manotick Main Street, underwent significant renovations this Spring to expand the restaurant to meet popular demand. Real Estate Statistics
James Wright, Sales Representative for Royal LePage Team Realty sees statistics for Manotick as potentially misleading. "Manotick is a very unique community and therefore it is particularly difficult to produce statistics for our market", says Mr. Wright.

"The Multiple Listing Service views the area as encompassing multiple district codes which take in a large variety of listings and various price ranges from below $300,000 to over $3,000,000!"

Analysis of Local Market
In his opinion, accurate pricing seems to be the best way of achieving successful sales. “The local market is showing some activity with an increase in listing inventory over $700,000,” says Mr. Wright. “I believe that the listing price is crucial to achieving offers.” Mr. Wright notes that there is consistent showing activity, however, Buyers are being extremely careful in their purchases.
